Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation. Our process is SIMPLE and EASY! We just need some basic info about your property, and can often have a formal written offer to you within 30 minutes.
Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. Some of the staff at Fair Cash Offer are licensed Realtors, but we are not looking to list your house. We are professional home buyers: We buy houses that meet our purchase criteria. From there we may remodel the house and resell it, or keep it as a rental.
Q: Do you use a title company? When and how do I get paid?
A: Great question. Yes, every transaction is handled by a reputable title company. Everything (all documents and funds) goes through the title company and is fully insured by a title insurance policy (paid for by us!), which protects both buyer and seller. It is a cash sale, however we will not be paying you with a briefcase full of cash (lol!). Prior to our scheduled closing date, the title company will contact you (the seller) to make an appointment to sign closing documents. We (the buyer) will also sign closing documents with the title company prior to closing. On the date of closing the title company will wire funds directly to your bank account, or give you a check, whichever you prefer.
Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.
Q: Are there any fees or commissions to work with you?
A: There are NO FEES OR COMMISSIONS when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll pay for ALL of the closing costs too!). No hassle. No repairs. No commissions. No hidden fees.
